Tailor Made Lettings
A reservation holding fee of £200 is charged for us to approach the landlord with your application. This can be paid by visiting our website homepage and clicking “make a payment”. You will be given an application form for all persons over the age of 18 years old to complete and return within 24 hours of making your reservation fee.
Please note payment of the reservation fee does not guarantee the rental of this property as the final decision is made by the landlord and not, Tailor Made Sales and Lettings. This is refunded should your application be unsuccessful.
Once the landlord has provisionally accepted your application the following fees will become applicable:

Once we have received your reservation fee & administration fee we will apply for the appropriate references via a referencing agent. These will include previous landlord / managing agent referees, employment references and credit checks.

It is your responsibility to ensure you have the appropriate insurance for your possessions. Tailor Made Sales and Lettings works alongside Homelet to provide all our tenants with competitive products. Homelet provide full new for old cover for your contents and personal possessions. They also cover accidental damage to your landlord’s contents, fixtures and fittings, which you are responsible for.
If you rent a property which is managed by Tailor Made Sales and Lettings, your deposit will be registered with the tenancy deposit scheme (TDS) and the monies will be sent directly to them. We will provide you with a certificate as proof. If you rent a property which is “Let Only”, then your deposit will be passed to the landlord who will be responsible for protecting your deposit and providing you with proof, usually in the form of a certificate.
You as the tenant are responsible for setting up accounts with the utility companies directly when you move into your property and also when you leave, taking care to provide meter readings at the beginning and end of the tenancy.

You should inform us 60 days prior to the end of your tenancy to allow enough time to arrange all the related administration.

It is your responsibility to ensure this email has been received, so we would advise following up the email with a phone call to 02476 939550.
The primary liability is for rent until the end of the contract or its break clause point.
If the landlord agrees to re-market the property and once a new tenant is found, then your liability will be reduced to covering the landlord's commission and any other expenses from when the property is re-let. Payments would be calculated on a pro-rata basis for the unexpired term of the contract.
Unless specific instructions are given by your landlord keys should be returned to our office. Please ensure all sets are returned and that this happens on or before the last day of your tenancy.
Please note that you will be liable for rent on a daily basis until the keys are returned. All keys must be returned; charges will be applicable for lost keys.
Once the check-out has been conducted, the property has been cleaned to a satisfactory standard and Tailor Made Sales and Lettings has received instructions regarding the deposit from the landlord, the money will be returned to your account. If in the event of any deductions that are needed to be taken this will be discussed and agreed with you and will be taken from the deposit.
This typically takes 10 working days, however we will try to ensure you receive back your deposit as soon as possible.
