First impressions are everything, ensure your property is superbly presented to increase your property’s appeal.

Consider a few minor DIY jobs that may be needed, rather than leaving it for you potential buyer to pick up on. De-cluttering your property and showing the rooms off to their full potential is very important. Receiving of offers

We communicate all offers with you by phone and in writing (email or post) immediately. Offer agreed

Once you have accepted an offer, we will get the wheels in motion and will:

  • Prepare a sales memorandum
  • Write to all parties including both sets of lawyers and financial advisors, enclosing a copy of the memorandum, property details and EPC.
  • We encourage our clients to complete all protocol forms and the fixtures and fittings form at the instruction stage this will enable the solicitors to issue a draft contract within 24 hours of the sale being agreed.

Exchange of contracts

Legal exchange of contracts will happen once:

  • Enquiries are received along with satisfactory replies following receipt of draft contracts
  • Evidence of satisfactory title
  • Local and environmental searches received and any queries resolved.
  • Fixtures and fittings form completed
  • Mortgage offer
  • Deposit and signing of contracts


When exchange of contracts takes place, a date will be set and it’s time to get packing.

When the final balance has been received by your solicitor, they will notify both you and Tailor Made Sales and Lettings, all accounts will be settled and it’s time to raise a glass.

Make sure you read the meters and inform utility companies and provide us with a forwarding address to send on any mail.
