The lettings landscape has changed considerably over the last few years, and we aim to ensure that our landlords are kept up to speed with these changes, ensure that their properties remain in keeping with the competition & to match high quality tenants with high quality properties.

We strongly feel that ensuring tenants are well looked after, will ensure that this is repaid with tenant’s looking after your property.

We aim to provide our landlord’s with choice & confidence –which we achieve through the steps outlined below.

Accurate Valuation

Our aim is to obtain the best rent for your property, whilst sourcing you the best tenant for your property within a sensible timeframe. We do not believe in compromising in the quality of tenant simply to fill a void. Conversely we also take a pragmatic approach to rental prices, looking to work with landlords to ensure that their per annum income is not compromised.

Marketing

We ensure that your property reaches thewidest possible pool of tenants possible, by advertising on all major portals, as well as in our office window display, as well as keeping an up to date tenant data base to contact when new properties become available.

Applicant Qualifying & Referencing

We ensure that all potential tenants looking to view your property are pre-qualified, ensuring they meet affordability criteria. Once viewings have been conducted, we ensure full tenant details are provided via our detailed application forms & upon your provisional acceptance all applicants are comprehensively referenced. We utilise two of the UK’s largest & best referencing agents, who conduct previous landlord checks, employment checks & credit checks –all to ensure that the best quality tenant is entered into contract at your property.

Inventory/Schedule of Condition

Once a tenant successfully passes referencing, we ensure that the property is handed over in a clean, safe & presentable condition & document this via a professional third party inventory. This usually comprises of circa 30+ pages, detailing the condition of all aspects of the property with accompanying photos. This serves to protect your property throughout the tenure of the tenant.

AST/Contract

All our tenants enter into an initial fixed term Assured Shorthold Tenancy, we utilise Propertymark’s most up to date template for this. If guarantors have been agreed upon,we ensure a separate deed of guarantee is entered. This ensures the security of your let & ensures your compliance.

Deposit

We register the tenant’s deposit, ensuring it falls within the legal limits & making sure you remain compliant. We utilise the TDS’ Custodial Service, it’s secure government backed scheme.

Inspections

For our managed properties, we ensure that periodic inspections are conducted every quarter & reports are fed back to you, the landlord, along with any concerns being raised with the tenant.

Maintenance

We manage all aspects of maintenance at your property, fielding tenant questions, resolving simple matters in house, escalating larger issues to our contractors, providing quotes where requested & settling invoices via rent where able. All of our contractors work to a high standard & are fully insured.

Rent Receipt

We receive all rent, request tenants to set up standing orders & chase arrears/late payment where applicable.

Notice

We provide sufficient notice where requested, ensuring your compliance.

Regulations

We ensure you are kept up to date with all regulation changes, ensuring you avoid any potential pitfalls/penalties. As previously mentioned, the lettings landscape is ever changing, with more and more regulation being passed. We ensure that you and your property remain compliant.

End of Tenancy

We conduct a post tenancy check out, deal with any dilapidations & advise on any potential claims to ensure a fair conclusion of matters. We will also manage any deposit claim required.
