Selecting your rental agent

When selecting your rental agent there is a lot to consider and lots of bold statements can be made by agents. You should also consider how they will market your home and how they have arrived at the valuation figure given to you. At Tailor Made Sales and Lettings we like to simplify matters to help ease your decision process. We treat your property like our own and carry out vigorous reference checks to ensure you get the best tenant for your property.

Getting your rental property legally ready

There are now a number of legal requirements which landlords need to adhere to before letting out their property, for example all rental properties must have an Energy Performance Certificate (EPC) and since 1998 a gas safety certificate must be issued annually for all properties connected to gas. Tailor Made Sales and Lettings can organise both of these requirements for you with one of our approved and insured assessors and engineers.
Other important factors which should be of consideration to you are:

  • Carrying out portable applicant tests at the start of every tenancy
  • Ensuring working smoke alarms and carbon monoxide detectors are fitted on each floor
  • Ensuring all furniture is safe to use in accordance to the Furniture and Furnishing Act 1998

Presenting your property- Free home staging advice offered

First impressions are everything, ensure your property is superbly presented to increase your property’s appeal.

Consider a few minor DIY jobs that may be needed, rather than leaving it for you potential buyer to pick up on. De-cluttering your property and showing the rooms off to their full potential is very important. Finally, dust off that paint brush or contact Tailor Made Sales and Lettings for one of our approved and trusted contractors to touch up on any areas that might need a splash of paint. In addition to this we advise all landlords to have a professional clean of their property prior to commencement of the new rental agreement. We can then set the standard for how your property shall be returned.

We will fully measure your property, create a 2D floorplan (a great visual for your buyers including sq footage and sq meterage) and most importantly professionally photograph your property with high quality equipment capturing the very best your property has to offer.

Preparing your property for tenancy

Before checking your tenants into your property you must obtain a professional and thorough inventory. This will document the conditions and contents of the property and will include dated photographs as evidence should a dispute arise. Tailor Made Sales and Lettings will carry out a professional inventory on your behalf.

If you have not opted for our fully managed service then you are responsible for ensuring all meters have been read and that you have informed utility companies, TV and internet suppliers, council tax and TV licencing department for each tenancy change over.

Accompanied viewings

Not all property owners are experts at renting houses, nor is it conducive to be taking time out of work or home life to show strangers round your home. We offer a 24/7 viewing service, weekend, evening and open day services. We can use our experience, local knowledge and expertise to maximise every viewing and provide honest feedback on all appointments to ensure if there is something that can be done to attract more tenants, you are informed of it.

Receiving of offers

We communicate all offers with you by phone and in writing (email or post) immediately. The offer will be delivered with a clear picture of the tenant’s position, financial details and any special conditions outlined with their offer. We can offer our thoughts and advise on the offer and the tenant(s) to allow you to make an informed decision moving forward.

Offer agreed

Once the offer has been agreed we will organise the following steps:

  • Collect thorough references for your tenants as well as carry out employment and credit checks
  • Arrange signing of tenancy agreement
  • Collect moving in payment (rent and deposit)

    If you have opted for Tailor Made Sales and Lettings to fully manage your property we will organise the following:

  • Carry out check in and inventory
  • Organise Gas Safety Certificate and annual PAT testing
  • Professional cleaning of property
  • Register your deposit with the TDS for a more efficient deposit release and end of tenancy

Upon the day of completion, keys will be handed over to the tenant or inventory clerk. For fully managed properties full details of their property manager will be passed to the tenants.
